Narooma Road, Northbridge demanded every capability ABCD Builders has. This project involved the demolition of an existing dwelling and the construction of a high-end three-storey double brick residence, designed to maximise the sloping site conditions. Significant excavation and rock removal were required to achieve the building footprint and accommodate the lower levels of the home and pool area.
Due to the elevated neighbouring property, careful stormwater management solutions were implemented to address runoff from the higher side of the site. These measures ensured effective drainage and compliance with site and council requirements throughout the construction process.
The new residence features reinforced concrete slabs and engineered structural steel for durability. Key features include a cast in-situ concrete staircase, double-glazed windows, Blackbutt timber flooring, and custom joinery. External works comprised an underground concrete saltwater pool and two 5,000L poly OSD tanks for stormwater management.
Significant rock excavation was required to achieve the building footprint and accommodate the lower levels and pool area. With an elevated neighbouring property contributing runoff to the site, a carefully engineered drainage system was designed to manage inflow from above. Two 5,000-litre poly onsite detention tanks were installed to meet council requirements. ABCD Builders managed excavation, drainage, and OSD installation as part of the full scope.
