ABCD undertook major excavation works through rock in order to achieve the required reduced levels (RL) for the construction of a new split-level, three-storey residence. The new home features three large bedrooms and a spacious kitchen and living area designed for comfortable family living. In addition, the property includes a self-contained living area with an additional bedroom and ensuite, providing flexible accommodation options. The development also includes a double garage with an elegant two-bedroom accommodation located above.

Rock Excavation: Starting From Scratch

Before a slab could be poured, the site had to be cut through solid rock to achieve the required reduced levels. Rock cutting demands specialised plant, careful sequencing, and precise level management. ABCD Builders managed the full excavation and site preparation, creating the stable platform everything above ground is built on.

The Home: Space, Flexibility and Smart Design

To improve the functionality of the home, the main residence was designed with three large bedrooms and a generous open-plan kitchen and living area across a split-level, three-storey layout. A self-contained living area with its own bedroom and ensuite was also incorporated to create more flexibility for extended family, a teenage retreat, or potential rental use. Above the double garage, an additional two-bedroom accommodation zone was built in to further expand the property’s versatility. These spaces were intentionally planned from the outset to add long-term usability and value, rather than being treated as later additions.

On-Site Detention Tank: Built to Code

A 10,000-litre reinforced concrete on-site detention tank was installed as part of the stormwater management system. OSD requirements are standard on new builds across Northern Beaches Council. Designing and installing a system that meets council specifications, integrates with site drainage, and performs reliably long term requires careful engineering. ABCD Builders handled it in full.
